My brother and I are trustees of our mother’s trust. She owned a nice second home above Blue Jay that was part of her trust and we decided it might be advisable to sell it since she was in poor health and no longer using it. After interviewing several local Realtors, we were fortunate to find Jim Atwood and retained him to represent us. He proved to be not only a knowledgeable real estate agent, but was also highly experienced in the area of trust and estate management.

Under his guidance, we were able to tackle the challenge with confidence and efficiency. He quickly recognized from our description of our situation that there were capital gains tax considerations in such a sale. And, with our mother’s age and poor health, estate taxes were also a concern. He advised us to see our tax professional before proceeding. The advice we received was to delay selling until after her passing. We were impressed that Jim passed up the opportunity for an immediate commission to do what was best for our interests.

Two years later, after our mother’s passing, we again asked Jim to help us in the sale of the home. Working well together, he guided us through the entire procedure, step by step. He knew we wanted a fairly quick sale with minimal complications, and of course at the best price we could reasonably expect in a declining market. He knew the market and priced the property at a level he felt confident would generate a reasonably quick sale and was acceptable to us. He was right. Within three (3) weeks, it was in escrow and closed right on time. We were happy and the buyer was happy.

My brother and I are not experienced in real estate transactions and had no idea in the beginning what to expect. Jim, with his infinite patience, guided us through all the documentation requirements, the preparation of the property, escrow procedures and of course, the mounds of paper work. When we decided to move to Northern California to be nearer our family, we asked Jim to help us sell our home. Escrow on our new home was closing in a few days. Since both of us had experience in senior financial management positions, we were easily able to sort through the financial impact of the various sale strategies available to us. Because we were leaving the area, we quickly dismissed the option of waiting from November until the next spring (or longer if the housing slump continued) to catch the prime selling season. The expenses in the interim period and lost potential income from investing the proceeds of the sale would more than cover the price reduction needed to sell the home quickly. In addition, our absence would make it difficult to maintain the property.

As we walked out the door to drive to our new home, we handed the keys to Jim and hoped for the best. He held a Realtor’s open house a few days later. We received a full price offer that afternoon. He handled all of the details of shepherding the transaction through the inspections, necessary repairs and mounds of paperwork without a hitch. Escrow closed promptly and we were able concentrate on getting established in our new home. We were very comfortable in leaving because we knew we could trust Jim to do the right thing for us.

For several years friends tried to convince us to sell our Tahoe cabin and come to Lake Arrowhead as it is so much closer to our home in Anaheim Hills. While doing some preliminary looking one weekend about three and a half years ago we met several Realtors in Lake Arrowhead, one of which was Jim Atwood.
